Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Arthur R. Sims and wife Barbara Sims, husband and wife, originally in favor of Mortgage Electronic Registration Systems, Inc., acting solely as nominee for One Reverse Mortgage, LLC, on July 17, 2013, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Book 586 Page 286; the undersigned Reverse Mortgage Funding LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on January 12, 2023, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit: A parcel of land containing one acre, more or less, located in the NW 1/4 of the SW 1/4 of Section 25, Township 19 South, Range 11 East, Randolph County, Alabama, described as follows: Commence at the intersection of the West line of said 1/4-1/4 section and the North boundary of New Hope-Avery Road; thence Easterly with said road boundary 200 feet to the point of beginning of this description; thence continue Easterly with said road boundary 300 feet; thence North 154 feet to a point on the North boundary of said NW 1/4 of SW1/4; thence West along said North 1/4-1/4 line 300 feet; thence Southerly 139 feet to the point of beginning..
