Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Mahalo Gregg, married man, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Homestar Financial Corp., on the 19th day of December, 2016, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Book 617 Page 662; the undersigned PennyMac Loan Services, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on January 2, 2018, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit:

Commencing at an existing iron pin found (rebar) marking the SE Corner of the SW 1/4 of the NE 1/4 of Section 5, Township 21 South, Range 12 East, Randolph County, Alabama, thence North 88 degrees 40 minutes 22 seconds West a distance of 500.68 feet to an iron pin found (Bailey); thence North 88 degrees 20 minutes 37 seconds West a distance of 497.60 feet to an iron pin set and the Point of Beginning of the hereafter described Tract No. 1; thence North 88 degrees 30 minutes 31 seconds West a distance of 393.40 feet to an iron pin set; thence North 02 degrees 52 minutes 07 seconds East a distance of 275.70 feet to an iron pin set on the Southerly Right Of Way of Randolph County Road No. 61; thence along said Right Of Way the following calls, South 62 degrees 54 minutes 09 seconds East a distance of 281.83 feet to a point; thence South 62 degrees 49 minutes 39 seconds East a distance of 145.89 feet to an iron pin set; thence leaving said Right Of Way bearing South 00 degrees 46 minutes 11 seconds West a distance of 90.60 feet to an iron pin set and the Point of Beginning.

The successful bidder must tender a non-refundable deposit of Five Thousand Dollars ($5,000.00) in certified funds made payable to Sirote & Permutt, P.C. at the time and place of the sale. The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.
