Default having being made in the payment of the indebtedness secured by that certain mortgage executed by Carron Meadows Sparks, a single woman, in favor of Mortgage Electronic Registration Systems, Inc. (“MERS”), as nominee for Pensacola Guarantee Mortgage, dated June 15, 2007, and recorded June 27, 2007, in Mortgage Book 517, Page 607; assigned to Green Tree Servicing LLC by instrument recorded in Mortgage Book 575, Page 230. Both instruments recorded in the Office of the Judge of Probate of Randolph County, Alabama. Said default continues and notice is hereby given that the undersigned, Green Tree Servicing LLC, as servicer with delegated authority for Federal National Mortgage Association, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Randolph County, Alabama on October 9, 2013, during the legal hours of sale, the following described real estate situated in Randolph County, Alabama, to-wit:
A parcel of land located in Section 9, Township 19 South, Range 12 East, Huntsville Meridian, in the Town of Woodland, Randolph County, Alabama, being more particularly described as follows:
Commencing at an iron pin found marking the Southeast Corner of the Southeast 1/4 of the Southwest 1/4 of Section 9; thence South 87°54’19” West a distance of 363.00 feet to an iron pin found on the Easterly right of way of Williams Street; thence along said right of way of Williams Street; thence along said right of way North 18°01’24” East for a distance of 194.92 feet to an iron pin found and the true POINT OF BEGINNING of the parcel to be herein described; thence continuing along said right of way North 17°59’54” East for a distance of 195.00 feet to an iron pin found; thence South 75°55’23” East for a distance of 220.89 feet to an iron pin set at the edge of a pond; thence continuing South 75°55’23” East for a distance of 37.26 feet to a point in said pond; thence South 01°34’33” West for a distance of 146.91 feet to a point in said pond; thence North 85°29’21” West a distance of 70.39 feet to an iron pin found at the edge of said pond; thence continuing North 85°29’21” West for a distance of 237.17 feet to the POINT OF BEGINNING.
This property will be sold subject to the easements, encumbrances or other matters of record which will take priority over the mortgage and are not disposed of at or prior to foreclosure.
This sale is made for the purpose of paying the indebtedness secured by mortgage as well as the expenses of foreclosure, including a reasonable attorney’s fees and other purposes set out in said mortgage.
