MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed by William Elvis Brown and wife, April Brown, to Mortgage Electronic Registration Systems, Inc., solely as nominee for Ascent Home Loans, Inc., on the 5th day of November, 2008, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Mortgage Book 537, Page 742; said mortgage having subsequently been transferred and assigned to JPMorgan Chase Bank, National Association, by instrument recorded in Mortgage Book 572, Page 147, in the aforesaid Probate Office; the undersigned JPMorgan Chase Bank, National Association, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on January 23, 2013, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit:

Commencing at an iron pin (1 inch pipe) being the purported Northwest corner of the Northwest quarter of the Northwest quarter of Section 17, Township 21 South, Range 13 East, Randolph County, Alabama; thence South 88 degrees 31 minutes 50 seconds East a distance of 2660.43 feet to an iron pin found (Jones); thence South 01 degrees 09 minutes 02 seconds West a distance of 205.00 feet to an iron pin found (Jones); thence South 01 degrees 09 minutes 02 seconds West a distance of 412.72 feet to an iron pin found (Crimp Top Pipe); thence South 38 degrees 41 minutes 46 seconds East a distance of 414.31 feet to an iron pin set; and the Point of Beginning of the hereafter described property; thence South 03 degrees 41 minutes 42 seconds West a distance of 68.28 feet to a point; thence South 03 degrees 41 minutes 42 seconds West a distance of 39.46 feet to an iron pin found (half inch Rebar); thence South 88 degrees 42 minutes 09 seconds East a distance of 223.33 feet to an iron pin found (half inch rebar); thence North 02 degrees 06 minutes 30 seconds East a distance of 107.74 feet to an iron pin set along an existing fence line; thence North 88 degrees 43 minutes 23 seconds West a distance of 220.35 feet to an iron pin set and the Point of Beginning, containing 0.55 acres more or less.

Also: a 25 foot ingress/egress easement described as follows; Commencing at an iron pin found (1 inch pipe) being the purported Northwest corner of the Northwest quarter of the Northwest quarter of Section 17, Township 21 South, Range 13 East, Randolph County, Alabama; thence South 88 degrees 31 minutes 50 seconds East a distance of 2660.43 feet to an iron pin found (Jones); thence South 01 degrees 09 minutes 02 seconds West a distance of 205.00 feet to an iron pin found (Jones); thence South 01 degrees 09 minutes 02 seconds West a distance of 412.72 feet to an iron pin found (Crimp Top Pipe); thence South 38 degrees 41 minutes 46 seconds East a distance of 414.31 feet to an iron pin set; thence South 03 degrees 41 minutes 42 seconds West a distance of 68.28 feet to a point and the Point of Beginning of the hereafter described 25 foot ingress/egress easement; thence South 72 degrees 39 minutes 36 seconds West a distance of 30.71 feet to a point on the approximate centerline of an existing driveway; thence along said existing driveway the following calls bearing South 03 degrees 25 minutes 05 seconds West a distance of 35.76 feet to a point; thence South 03 degrees 17 minutes 10 seconds West a distance of 59.02 feet to a point; thence South 01 degrees 24 minutes 24 seconds West a distance of 50.35 feet to a point; thence South 02 degrees 28 minutes 46 seconds West a distance of 34.05 feet to a point of the Northerly right of way of Randolph County Road Number 30 (aka Lee’s Crossing Road) and the Point of Ending of said 25 foot ingress/egress easement.
