Default having been made in the payment of the indebtedness secured by that certain mortgage executed by James Braswell and wife, Alicia Braswell, to Wells Fargo Bank, N.A., on the 20th day of September, 2007, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Mortgage Book 522, Page 233; the undersigned Wells Fargo Bank, N.A., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on November 30, 2011, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit:
Tract 1
Starting at the intersection or the Westerly right of way of the Potash-Maywood Road and the Northerly right of way of the Baldwin Road, being the Point of Beginning; from said point of beginning run along the Northerly right of way of Baldwin Road 189 feet to an iron pin (having a chord of South 53 degrees 36 minutes West, 189.9 feet) thence North 22 degrees 1 minute West, 262 feet to an iron pin; thence North 00 degrees 50 minutes West, 75 feet to an iron pin; thence South 86 degrees 38 minutes East, 245 feet to an iron pin on the Westerly right of way of Potash-Haywood Road; thence South 1 degrees 46 minutes East, 192 feet along said road to the point of beginning; said parcel containing 1.277 acres located in Section 14, Township 20 South, Range 12 East, Randolph County, Alabama.
Tract 2
All land North of unnamed county road lying in the Southwest 1/4 of the Northeast 1/4 and the South 1/2 of the South 1/2 of Northwest 1/4 of the Northeast 1/4 in Section 14, Township 20 South, Range 12 East, Randolph County, Alabama, Less and except: Parcel belonging to Clinton Baldwin.
Tract 1 and Tract 2 above are also described as follows:
The South 1/2 of the South 1/2 of the Northwest 1/4 of the Northwest 1/4 Section 14, Township 20 South, Range 12 East. Also -all land lying North of Randolph County Road Number 706 in the Southwest 1/4 of the Northeast 1/4 Section 14, Township 20 South, and Range 12 East.
Less and except – A two acre tract conveyed to Grover and Barbara Baldwin and recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Deed Book 85, Page 405, dated September 28, 1961. Property conveyed being 22.27 acres more or less located in the West 1/2 of the Northeast 1/4 of Section 14, Township 20 South, Range 12 East.

THIS PROPERTY WILL BE SOLD ON AN “AS IS, WHERE IS” BASIS, SUBJECT TO ANY EASEMENTS, ENCUMBRANCES, AND EXCEPTIONS REFLECTED IN THE MORTGAGE AND THOSE CONTAINED IN THE RECORDS OF THE OFFICE OF THE JUDGE OF PROBATE OF THE COUNTY WHERE THE ABOVE-DESCRIBED PROPERTY IS SITUATED. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
