Default having being made in the payment of the indebtedness secured by that certain mortgage executed by Iris L Wilkins and Steven L Wilkins, wife and husband in favor of Jim Walter Homes, Inc., dated March 16, 2007 and recorded April 9, 2007 in Book 513, page 334 in the Office of the Judge of Probate of Randolph County, Alabama; said mortgage being subsequently transferred and assigned to Walter Mortgage Company, LLC, said assignment being recorded in the Office of the Judge of Probate of Randolph County, Alabama; said default continuing notice is hereby given that the undersigned, Walter Mortgage Company, LLC, as assignee and holder, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Randolph County, Alabama , on June 9, 2011, during the legal hours of sale, the following described real estate situated in Randolph County, Alabama, to-wit:
Commencing at the NE corner of the NE 1/4 of the SW 1/4 of Section 18, Township 21 South, Range 12 East; thence S 89 degrees 51 minutes 07 seconds W along the N line of said 1/4 – 1/4, a distance of 335.30 feet to a found iron pin; thence continue S 89 degrees 51 minutes 07 seconds W, a distance of 220.98 feet to an iron pin; said pin being the point of beginning of the herein described parcel: thence S 89 degrees 51 minutes 07 seconds W, a distance 208.71 feet to an iron pin; thence S 02 degrees 29 minutes 29 seconds W, a distance of 208.71 feet to an iron pin; thence N 89 degrees 51 minutes 07 seconds E, a distance of 208.71 feet to an iron pin; thence N 02 degrees 29 minutes 29 seconds E, a distance of 208.71 feet to the point of beginning of the above described parcel. Said parcel contains 1.0 acres, more or less.
This property will be sold subject to the easements, encumbrances or other matters of record which will take priority over the mortgage and are not disposed of at or prior to foreclosure.
This sale is made for the purpose of paying the indebtedness secured by mortgage as well as the expenses of foreclosure, including a reasonable attorney’s fees and other purposes set out in said mortgage.
