NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated June 22, 2007, executed by JOSEPH D. RIFFLE, married and CINDY D. RIFFLE, married, to JPMORGAN CHASE BANK, N.A., which mortgage was recorded on June 27, 2007, in Mort. Book 517, Page 584, of the mortgage records in the Office of the Judge of Probate of Randolph County, Alabama, which mortgage was, together with the indebtedness secured thereby, and the note evidencing the same, duly transferred to CHASE HOME FINANCE LLC, the undersigned has elected to declare the entire indebtedness secured by the said mortgage to be due and payable as provided in said mortgage, and notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the main entrance to the Randolph County Courthouse at Wedowee, Alabama, during the legal hours of sale on the 8th day of March, 2011, the following described real estate, situated in Randolph County, Alabama, to-wit:
The following tract or parcel of land in the SE quarter of the NE quarter of Section 31, Township 21, Range 13, and being a part of the land conveyed to E.W. Knight by W.D. Pound and Dora Pound on October 8, 1927, which said tract or parcel of land is more further and particularly described as follows: Commencing at the NW corner of the Hazel Holloway home place which is on the South side of the present Highway #22 and from said NW corner of the South side of Highway #22 running thence West along the South side of said Highway #22 a distance of 136 feet to a point and corner; thence running South 123 1/3 yards more or less to a point and corner; thence East 136 feet to the SW corner of the Hazel Holloway home place lot; thence North along the West side of the present Hazel Holloway home place lot 123 1/3 yards to the beginning point.
Also: A lot or tract of land located in the SE quarter of the NE quarter in Section 31, Township 21, Range 13, described as follows: Beginning at a point where a road intersects the Roanoke-Rock Mills Highway, which point is on the South side of said Highway, and said point being about fifty yards from the West line of said forty; thence running South along said road a distance of 123 1/3 yards more or less to the South line of said forty; thence run East along said forty line a distance of 43 2/3 yards to the corner of a lot now or formerly in the possession of E.W. Knight, Jr., thence run North along the now or former E.W. Knight, Jr. line to the South side of said Rock Mills-Roanoke Highway; thence run West along said highway a distance of 43 2/3 yards to the point of beginning.
This being the same property as described in Deed Book 235, Pages 263-265 as found in the Office of the Judge of Probate of Randolph County, Alabama.
CHASE HOME FINANCE LLC
The sale provided for hereinabove was postponed on the 8th day of March, 2011, by public announcement being made at the main entrance to the Randolph County Courthouse, Wedowee, Alabama, during the legal hours of sale. Said foreclosure sale shall be held on the 12th day of April, 2011, at the main entrance to the Randolph County Courthouse, Wedowee, Alabama, during the legal hours of sale.
