Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Angelia F. Smith, unmarried woman, to Mortgage Electronic Registration Systems, Inc. as nominee for Southstar Funding, LLC , on the 7th day of February, 2007, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Mort 511 Page 491; said mortgage having subsequently been transferred and assigned to MTGLQ Investors, L.P; the undersigned MTGLQ Investors, L.P., as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on May 14, 2008, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit:
Located in Section 35, Township 20 South, Range 12 East in Randolph County, Alabama, more particular described as follows: Commencing at the Northwest corner of the Southeast 1/4 of the Southwest 1/4 of said Section 35, Township 20, Range 12; thence North 39 Degrees -49 Minutes East 17.5 feet to a point which is the point of beginning of the tract herein conveyed thence North 89 Degrees 49 Minutes 37 Seconds East 423.97 feet to a point; thence North 02 Degrees 31 Minutes 42 Seconds West a distance of 103.93 feet to a point; run thence in a Southeasterly direction along the South right of way of the Wedowee- Bacon Level Road a distance of 267.27 feet, more or less, to a point; run thence South 57 Degrees 48 Minutes 00 Seconds West 539.26 feet to a point, thence North 30 Degrees 22 Minutes 27 Seconds West 195.08 feet to a point, thence North 01 Degrees 22 Minutes 39 Seconds West 154.82 feet to a point; thence North 03 Degrees 16 Minutes 19 Seconds East 99.48 feet to the point of beginning of the tract herein conveyed.
