ORDER OF NOTICE OF PUBLICATION

A Complaint having been filed in the Circuit Court of Randolph County, Alabama, on or about June 26, 2020, averring that the Defendants are a tract of land situated in Randolph County, Alabama and parties that are unknown to the Plaintiff which have or may have an interest in said land. Any person having claim to the below described property located in Randolph County, Alabama, shall make said fact known by filing with the Clerk of the Court and serving upon J.C. Webb IV, Esq., Post Office Box 967, Wetumpka, Alabama 36092, an answer to the complaint within thirty (30) days of the last publication of this notice or a judgment by default may be entered against you.

The subject real estate, as described in the Complaint, is as follows:

Parcel 1

A parcel located in the Northeast Quarter (NE 1/4), North 1/2 of the Southeast Quarter (N 1/2 of SE 1/4) and Northeast Quarter of the Southwest Quarter (NE 1/4 of SW 1/4), all being in Section 25, Township 21 South, Range 11 East, Huntsville Meridian lying, being and located in Randolph County, Alabama and being further described as follows:

Commence at rockpile with a 4 inch by 3-inch vertical rock, 16 inches in height, locally accepted as the Southeast corner of the Northeast Quarter of the Southeast Quarter (NE 1/4 of SE 1/4) of Section 25;

thence traverse along the quarter section line South 89°07'20" West for a distance of 855.42 feet to a 5/8-inch rebar pin found (Sentell) and the POINT OF BEGINNING of the herein described tract;

thence continue along said quarter section line North 89°12'50" West for a distance of 1044.29 feet to a 5/8-inch rebar found;

thence North 89°12'50" West for a distance of 21.76 feet to the east right of way ofRandolph County Road 896, a gravel road having a right of way width of thirty feet;

thence along said east right of way in a northwesterly direction for the following calls: North 45°39'01" West for a distance of 51.32 feet to a point, said point being the beginning of a curve concave to the northeast having a radius of 1985.00 feet and a central angle of 5°41'38 " and being subtended by a chord which bears North 42°48'13" West 197.18 feet;

thence westerly along said curve, a distance of 197.27 feet to a point;

thence North 39°57'24" West tangent to said curve, a distance of 660.64 feet to a point, said point being the beginning of a curve concave to the southwest having a radius of 195.00 feet and a central angle of 45°31'37" and being subtended by a chord which bears North 62°40'12" West 150.90 feet;

thence northwesterly and westerly along said curve, a distance of 154.95 feet; thence North 86°00'07" West for a distance of 77.02 feet lo a point; said point being the beginning of a curve concave to the north having a radius of 249.30 feet and a central angle of 16°01'24" and being subtended by a chord which bears North 76°23'46" West 69.49 feet;

thence westerly along said curve, a distance of 69.72 feet to a point, said point being the beginning of a curve concave to the north having a radius of 249.30 feet and a central angle of 1°56'41" and being subtended by a chord which bears North 67°24'44" West 8.46 feet;

thence westerly along said curve, a distance of 8.46 feet to a point, said point being located at the intersection of the eastern right of way of Randolph County Road 896 and the southern right of way of Randolph County Road 65, a paved county road having a right of way width of 80 feet;

thence leaving the east right of way of County Road 896 and traversing along the southern right of way of County Road 65 for the following calls:

North 42°52'26" East, for a distance of 344.06 feet to a point, said point being the beginning of a curve concave to the northwest having a radius of 1950.04 feet and a central angle of 27°10'1l" and being subtended by a chord which bears North 29°17'21" East 916.07 feet;

thence easterly along said curve, a distance of 924.71 feet to a point;

thence North 15°42'26" East, for a distance of 309.79 feet to a point, said point being the beginning of a curve concave to the southeast having a radius of 915.43 feet and a central angle of 66°34'01" and being subtended by a chord which bears North 48°59'26" East 1004.74 feet;

thence easterly along said curve, a distance of 1063.56 feet to a 1/2-inch rebar found (Sentell);

thence leaving the southern right of way of County Road 65 South 07°30'00" East, for a distance of 2835.95 feet to a 5/8-inch rebar (Sentell) and the POINT OF BEGINNING of the herein parcel;

containing 73.76 Acres, more or less, according to a survey by James T. Sentell, PLS No. 12928 dated August 29, 2018 and labeled Drawing number 18-251A.

Subject to:

An easement for Alabama Power Company overhead electric lines as shown on said drawing.

Parcel 2

A parcel in the Northwest Quarter of the Northeast Quarter (NW 1/4 of the NE 1/4) of Section 25, Township 21N, Range 11E, Huntsville Meridian, lying, situated, and being in Randolph County, Alabama and more particularly described as follows:

Commence at a vertical rock at the base of a double red oak tree, said tree containing very old barb wire leading to the east and north, said rock being the locally accepted Northwest Corner of Section 25; thence easterly along the north side of said section South 87°22'53" West for a distance of 2647.83 feet to 5/8 inch capped rebar found (Sentell), 3 inches in height; said point being the POINT OF BEGINNING of the herein described parcel;

thence continue along same bearing South 87°22'53" East for a distance of 867.39 feet to a 5/8-inch capped rebar set (Sentell), 3 inches in height;

thence leaving said section line South 02°35'34" West for a distance of 683.96 feet to a 5/8-inch capped pin set (Sentell), 3 inches in height;

thence South 59°33'08" West for a distance of 49.51 feet to a 5/8-inch capped pin (Sentell), 3 inches in height;

thence South 30°26'52" East for a distance of 622.60 feet to a 5/8-inch capped rebar set (Sentell), flush with the ground surface, said point being on the north and west right of way of County Road 65 (80 foot right of way) and being located on a curve;

thence continue southwesterly along said right of way, along a curve, concave to the southeast having a radius of 995.43 feet and a central angle of 9°24'06" and being subtended by a chord which bears South 64°48'07" West for a chord distance of 163.15 feet; thence southwesterly and westerly along said curve for an arc a distance of 163.34 feet to a point; thence leaving said right of way continue North 87°30'20" West for a distance of 2.54 feet to a 1/2 inch capped rebar found (Turner), 3 inches in height;

thence continue along same bearing North 87°30'20" West for a distance of 959.50 feet to a 1/2-inch capped rebar found (Turner), flush with the ground surface; thence North 04°17'46" East for a distance of 191.73 feet to a 1/2-inch capped rebar found (Bisgard), said rebar being immediately south and adjacent to a 2 inch open top pipe, 2 feet in height;

thence North 00°42'51" West for a distance of 1121.21 feet to a 5/8-inch capped rebar (Sentell), 3 inches in height; said point being the POINT OF BEGINNING of the herein described parcel, containing 26.90 Acres, more or less, according to a survey James T. Sentell, PLS No. 12928 and shown on a plat labeled Drawing Number 20-303 dated February 14, 2020.

Subject to:

An easement granted to Alabama Power company for an overhead electric line along and adjacent to County Road 65 as shown on said drawing.

The Randolph Leader shall publish this notice once a week for four (4) consecutive weeks, and thereafter file with the Court a copy of the notice so published and an affidavit of publication.

The cost of publication shall be borne by Plaintiffs.
