MORTGAGE FORECLOSURE NOTICE

Default having been made in the terms of that Mortgage executed on the 17th day of December, 2007 by Chad Whitmore and Dawn Whitmore, Jointly, to Small Town Bank-Main Office, which said mortgage is recorded in the Office of the Judge of Probate, Randolph County, Alabama in Mortgage Book 526, at Page 545; and default continuing, and by virtue of the power of sale contained in said mortgage, the following described property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, in Wedowee, Alabama, at 11 o'clock a.m. on the 3rd day of May, 2019.

A tract of land in the NW ¼ of the NE ¼ of Section 16, Township 19 S, Range 12 E described as follows: starting at a point where the East line of Highway 48 intersects the North line of said forty at a point indicated by a surveyor’s iron pipe; thence South 38 degrees West a distance of 245 feet to a point of beginning for this conveyance; thence south 38 degrees West a distance of 75.7 feet along the East side of Highway 48, thence South 34 degrees East for a distance of 240.3 feet; thence North 76 degrees East a distance of 61 feet, thence due North a distance of 187 feet, thence North 45 degrees 30 minutes West a distance of 170 feet to the point of beginning;

A tract or parcel of land in the NW ¼ of the NE ¼ of Section 16, Township 19, Range 12 described as follows: starting at a point for reference, where the east line of Highway 48 intersects the North line of said forty; thence in a Southwesterly direction along the East side of said Highway 48 a distance of 157 feet to a point of beginning of the land to be conveyed; thence continue in a Southwesterly direction a distance of 86 feet to a point; thence in a Southeasterly direction a distance of 238 feet to the old road bed; thence due North a distance of 98 feet to a point on the old road bed; thence in a Northwesterly direction a distance of 175 feet to the point of beginning.

A tract or parcel of land in the NW ¼ of the NE ¼, Section 16, Township 19, Range 12 described as follows: Starting at a point, for reference, where the east line of Highway intersects the North line of said forty; thence in a Southeasterly direction along the East side of said Highway a distance of 157 feet to the point of beginning of the land to be conveyed; thence continue in a southeasterly direction a distance of 86 feet to a point; thence East a distance of 238 feet to the old road bed; thence due North a distance of 98 feet to a point to the old road bed; thence West a distance of 175 feet to the point of beginning.

A tract of land with block building thereon in the NW ¼ of the NE ¼ of Section 16, Township 19, Range 12, described as follows: Starting at a point where the East line of Highway intersects the North line of said forty; thence in a Southeasterly direction along the East side of said Highway 157 feet to a point; thence East 175 feet to North end of Old Road Bed; thence due North 179 feet following the Old Road Bed to where it intersects the line of Miss. Lillian Traylor land; thence in a Westerly direction 75 feet to point of beginning.

A tract of land in the NW ¼ of the N/E ¼ of Section 16, Township 19 E, Range 12 E, described as follows: starting at a point where the East line of highway 48 intersects the North line of said forty as a point indicated by a surveyor’s iron pipe; thence South 38 degrees West a distance of 245 feet to a point of beginning for this conveyance; thence South 38 degrees West a distance of 75.7 feet along the East side of Highway 48, thence South 34 degrees East for a distance of 240.5 feet; thence North 76 degrees East a distance of 61 feet; thence due North a distance of 187 feet; thence North 65 degrees 30 minutes West a distance of 170 feet to the point of beginning.

Property will be sold “as is” with any and all liens or encumbrances of record. Said sale is made for the purpose of paying the mortgage debts and cost of foreclosure, and will be conducted by Chad Lee. Payment in full is due at the time of sale.
