Starting at a spindle at the centerline intersection of Seymour Drive and Louina Drive; thence S 87 degrees 14 minutes West 947.5 feet to an iron pin and the point of beginning. From said point of beginning South 02 degrees 54 minutes East 290.0 feet; thence South 79 degrees 45 minutes West 152.5 feet; thence North 02 degrees 54 minutes West 290.0 feet; thence North 76 degrees 45 minutes East 152.5 feet to the point of beginning. Said parcel containing 1.00 acres in Section 34, T-21-S, R-12-E, Randolph County, Alabama;

And the heirs at law and next of kin of B.F. Sims A/K/A B.F. Simms

A complaint has been filed in the Circuit Court of Randolph County to quiet title to the following described property in the name of Dan R. Dutton and Shirley M. Dutton:

Starting at the centerline intersection of Seymour Drive and Louina Road, thence southwesterly 947.5 feet to an iron pin on the southerly right of way of Louina Road; thence South 76 degrees 45 minutes West 152.5 feet to an iron pin and the point of beginning; from said point of beginning proceed southwesterly along said right of way 195 feet to the center of Wards Creek; thence proceed up said creek 350 feet, more or less, to a point; thence North 76 degrees 45 minutes East 240 feet, more or less, to an iron pin; thence North 02 degrees 54 minutes West 290.0 feet to the point of beginning containing 1.25 acres, more or less, being located in Section 34, Township 21 South, Range 12 East, Randolph County, Alabama.

This conveyance is subject to all easements, rights of way, restrictions and reservations of record affecting said property. This also being that same property as recorded in the Office of the Judge of Probate of Randolph County in Deed Book 416, at Pages 518.

Starting at a spindle at the centerline intersection of Seymour Drive and Louina Drive; thence S 87 degrees 14 minutes West 947.5 feet to an iron pin and the point of beginning. From said point of beginning South 02 degrees 54 minutes East 290.0 feet; thence South 79 degrees 45 minutes West 152.5 feet; thence North 02 degrees 54 minutes West 290.0 feet; thence North 76 degrees 45 minutes East 152.5 feet to the point of beginning. Said parcel containing 1.00 acres in Section 34, T-21-S, R-12-E, Randolph County, Alabama.

This conveyance is subject to all easements, rights of way, restrictions and reservations of record affecting said property.

Anyone claiming an interest in this property should file your notice of claim in the Circuit Court of Randolph County on or before the 13th day of November, 2020, or a judgment will be entered against you.
