Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Lloyd Craft, a single man, on March 28, 2014, to First State Bank, said mortgage being recorded in the Office of the Judge of Probate of Randolph County, Alabama, in Mortgage Book 592, Page 113, Record of Mortgages, the undersigned, First State Bank, as mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the Randolph County Courthouse, Wedowee, Alabama, on September 20th, 2019, during the legal hours of sale, the following described real estate, situated in Randolph County, Alabama, to-wit:

The South 1/2 of the West 1/2 of the NW 1/4 of the NW 1/4 of Section 34, Township 18 South, Range 10 East, containing 10 acres, more or less. Also, the right, along with others, to use the shore line of the Lake of Crooked Creek in the East 1/2 of the NW 1/4 of the NW 1/4 of Section 34, Township 18 South, Range 10 East, Randolph County, Alabama.

Also: A roadway commencing at the NE corner of the SE 1/4 of the NE 1/4 of Section 33, Township 18 South, Range 10 East, in Randolph County, Alabama; thence South 89 degrees 00 minutes West 552.37 feet to the Point of Beginning; thence South 16 degrees 24 minutes 05 seconds West 39.50 feet to a point on the approximate 795 contour of Lake Wedowee; thence South 80 degrees 34 minutes 41 seconds West 42.00 feet along the approximate 795 contour to a point; thence North 16 degrees 35 minutes 49 seconds East 39.20 feet to a point; thence North 80 degrees 06 minutes 29 seconds East 42.00 feet to the Point of Beginning.

ALSO: Commencing at an existing 1/2” pipe marking the purported NE corner of the NW 1/4 of the NW 1/4 of Section 34, Township 18 South, Range 10 East, Randolph County, Alabama; thence S 00 degrees 01 minute 59 seconds W a distance of 431.77 feet to an iron pin found (rebar); thence N 89 degrees 08 minutes 14 seconds W a distance of 336.50 feet to an iron pin set and the Point of Beginning of the hereafter described Tract #2; thence N 64 degrees 07 minutes 53 seconds W a distance of 371.32 feet to an iron pin set; thence S 00 degrees 25 minutes 27 seconds E a distance of 1044.80 feet to an iron pin set on the Northerly right of way of Randolph County Road #7; thence along said right of way the following calls: N 53 degrees 25 minutes 50 seconds E a distance of 101.98 feet to a point; thence N 56 degrees 12 minutes 47 seconds E a distance of 86.52 feet to a point; thence N 58 degrees 46 minutes 24 seconds E a distance of 92.16 feet to a point; thence N 63 degrees 03 minutes 33 seconds E a distance of 112.67 feet to an iron pin found (capped “Arnell”); thence leaving said right of way bearing N 00 degrees 34 minutes 44 seconds W a distance of 416.20 feet to an iron pin found (rebar); thence N 00 degrees 32 minutes 53 seconds W a distance of 258.90 feet to an iron pin set and the Point of Beginning, containing 6.53 acres, more or less.

Less and except all rights and easements owned by the Alabama Power Company lying below the 800 foot mean sea level elevation.

Subject to that certain ROW executed by Alfred Craft/Nora Craft to Randolph County recorded August 20, 1974, recorded in Deed Book 108 at Pages 329-330 as found in the office of the Judge of Probate of Randolph County, Alabama.

Subject to that certain easement executed by Alfred Craft and Nora Craft to Alabama Power Company recorded September 29, 1978 in Deed Book 120 at pages 13-164 as found in the Judge of Probate of Randolph County, Alabama.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
