Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Donald Rodney Taylor and Wife, Mary L. Taylor, originally in favor of Mortgage Electronic Registration Systems, Inc. solely as nominee for American Advisors Group, on January 6, 2014, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, in MORT Book 590 Page 505; the undersigned American Advisors Group, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Wedowee, Randolph County, Alabama, on December 2, 2021, during the legal hours of sale, all of its rights, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit: That certain tract or plat of land, described as follows: Begin at the NW corner of the SE 1/4 of the NE 1/4 of Section 6, Township 21, Range 12 and run South along the West line of said quarter 160 feet. more or less, to a point on the Northern right of way line of New Highway #431, thence Southeasterly along the Northern right of way line of said Highway 454 feet to a point, thence North 45 degrees East 400 feet to a point, thence North 160 feet more or less, to a point on the North line of the SE 1/4 of the NE 1/4; thence West along the North line of said quarter 610 feet, more or less, to the point of beginning: containing 4.5 acres, more or less, and being situated in the N.W. comer of the SE 1/4 of the NE 1/4 of Section 6, Township 21. Shurick and wife Iris Shurick on September 4, 2007 in Book 332, Page 99, and more particularly described as follows: A parcel of land located in Section 6, Township 21 South, Range 12 East, Huntsville Meridian, Randolph County, Alabama, being more particularly described as follows: Beginning at an iron pin found marking the Northwest Corner of the Southeast 1/4 of the Northeast 1/4 of said Section 6; thence South 84 degrees 09 minutes 05 seconds East for a distance of 200.00 feet to an iron pin set; thence South 19 degrees 29 minutes 54 seconds East for a distance of 198.78 feet to an iron pin set; thence South 75 degrees 34 minutes 56 seconds West for a distance of 156.97 feet lo an iron pin set on the Northerly right of way of U.S. Highway 431; thence along said right of way following a curve to the right having a radius of 5624.47 feet and an arc length of 151.11 feet being subtended by a chord bearing North 48 degrees 33 minutes 39 seconds West for a distance of 151.11 feet to a point; thence leaving said right of way North 00 degrees 00 minutes 00 seconds West for a distance of 146.84 feet to the point of beginning. Together with and subject to all easements, covenants and restrictions of record. Said parcel contains 1.086 acres more or less. According to that certain survey prepared by Richard L. Bisgard, ALPLS No. 23427; dated July 10, 2007. Being the remainder of the property conveyed between Charles B. Taylor and wife, Doris Taylor. as Grantor and Donald Rodney Taylor and wife, Mary L. Taylor, as Grantee, by deed recorded May 13. 1973, as Instrument No. Book I 05, Page 132, of Official Records..
