Default having been made in the terms of that Mortgage executed on the 25th day of July, 2012 by William J. Milner and Shauna L. Milner, a married couple, as joint debtors, which said mortgage is recorded in the Office of the Judge of Probate, Chambers County, Alabama, in Mortgage Book 2012-2604 at Pages 1-5, and said mortgage is recorded in the Office of the Judge of Probate, Randolph County, Alabama in Mortgage Book 575, at page 343; and default continuing, and by virtue of the power of sale contained in said mortgage, the following described property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of Randolph County, in Wedowee, Alabama, at 11 o'clock a.m. on the 30th day of August, 2019:

3.868 acres, more or less, and all improvements thereon, including but not limited to a brick house, more particularly described as follows: Lot 50 of Crystal Cove Subdivision, Randolph County, Alabama, subject to restrictive covenants of record, if any.

Subject to the Restrictive Covenants on plat of Crystal Cove as recorded in Plat Book 3, Page 101, in April 19, 1990.

Subject to that certain perpetual easement executed by A.W. and Margaret Hargett to Alabama Power Company recorded March 9, 1981 in Deed Book 128 at Page 792 as found in the office of the Judge of Probate of Randolph County, Alabama.

Subject to all outstanding rights of redemption in favor of all persons entitled to redeem the property from that certain Mortgage Foreclosure Deed recorded in Deed Book 359, at Page 78, in the Probate Office of Randolph County, Alabama.


Starting at the SW corner of Section 20, T-24-N, R-28-E, Chambers County, Alabama; thence N 88 degrees 57’ E 452.5’ to an iron pin and the Point of Beginning. From said Point of Beginning, thence N 01 degrees 15’ W, 1443.8’ to an iron pin on the Southerly right of way of the West Point Lake Road; thence S 67 degrees 05’ E, along said right of way 230.0’ to an iron pin; thence S 01 degrees 15’ E, 1350.4’ to an iron pin; thence S 88 degrees 57’ W, 210.0’ to the Point of Beginning. Said property containing 6.73 acres. Said property is more particularly shown on a plat of survey prepared by William L. Morkes & Associates dated march 27, 1987 and recorded in Plat Cabinet C, Slide 74, Chambers County, Alabama.

Subject to that certain pole line easement executed by Viki L. Milner to Alabama Power Company recorded June 9, 1987 in Deed Book 251 at Pages 53-54 as found in the office of the Judge of Probate of Chambers County, Alabama.

Property will be sold “as is” with any and all liens or encumbrances of record. Said sale is made for the purpose of paying the mortgage debts and cost of foreclosure, and will be conducted by Chad Lee. Payment in full is due at the time of sale.
