Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Marquita L. Robertson, unmarried, originally in favor of Walter Mortgage Company, LLC on April 5, 2011, said mortgage recorded in the Office of the Judge of Probate of Randolph County, Alabama, at Mort Book 563, Page 601; the undersigned U.S. Bank, N.A., as Trustee, successor in interest to Wachovia Bank, National Association, as Trustee, successor by merger to First Union National Bank as Trustee, for Mid-State Trust VIII, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Randolph County, Alabama, on October 20, 2020, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Randolph County, Alabama, to-wit:
All that tract or parcel of land lying and being in the Southwest 1/4th of the Northeast 1/4th of Section 6, Township 18, South Range 11 East, Randolph County, Alabama and being more particularly described as Follows:
Commence at the Southeast corner of the Southwest 1/4th of the Northeast 1/4th of said Section 6; Run thence West for 490.0 feet to the true point of beginning of the herein described tract; Continue West for 190.25 feet; run thence North for 229.0 feet; run thence East for 190.25 feet; run thence South 229.0 feet to the Point of Beginning.

Commencing at the Southeast corner of the Southwest 1/4 of the Northeast 1/4 of Section 6, Township 18 South, Range 11 East; Thence North 90 Degrees 00 Minutes West along the south line of said 1/4 – 1/4 a distance of 489.34 feet to a found iron pin, said pin being the Point of beginning of the herein described Parcel; Thence North 01 degrees 07 minutes east a distance of 229.32 feet to a found iron pin; Then south 89 Degrees 54 minutes West a distance of 190.25 feet to an iron pin; thence south 01 degrees 07 minutes west a distance of 229.00 feet to an iron pin on the South line of said 1/4 – 1/4; thence north 90 Degrees 00 minutes East along the South line of said 1/4 – 1/4 a distance of 190.25 feet to the point of beginning of the above described parcel. Said parcel contains 1.00 acres more or less. The above described parcel is jubject to 1/2 (one half) Of the right-of-way for a 30’ (thirty-foot) wide public road of the west side thereof.

Beginning at the Southwest corner of the above described parcel, said point being the point of beginning of the center line of said easement, said point also being in the center of an existing gravel drive; Thence South 26 Degrees 21 minutes west and along existing drive a distance of 61.20 feet to a point; Thence South 53 degrees 21 minutes West and along existing drive a distance of 183.35 feet to a point; Thence South 45 Degrees 39 minutes East and along existing drive a distance of 141.19 feet to a point of the West right of way of Randloph County Road #401, Said Point being the Point of Ending of the Centerline Of said easement shorten or extend sidelines so as to end at the Property line and the West right of way of Randolph.
