MORTGAGE FORECLOSURE NOTICE

Default having been made in the terms of that mortgage executed on the 6th day of November, 2012 by Lawson D. Trammell and Doris Trammell to Small Town Bank, said mortgage now held by Southern States Bank, successor to Small Town Bank, which said mortgage is recorded in the Office of the Judge of Probate, Randolph County, Alabama in Mortgage Book 578 at Page 498; and default continuing, and by virtue of the power of sale contained in said mortgage, the following described property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, in Wedowee, Alabama, at 11 o'clock a.m. on the 11th day of July, 2022.

For point of reference begin at the NW corner of NE ¼ of the NE ¼, Section 9, T-22-S, R-12-E, and run South a distance of 175 feet to a point on the centerline of a county blacktop road at Station 52+30, said road leads from Moose Club to Double Head; thence run along the center line of said road a distance of 642 feet to a point at Station 45+88 of said road; thence turn 90 degrees to the left and run 40 feet to a stake on the Northeasterly R.O.W. line of said road at the point of beginning; thence run N 41 degrees 20’ E a distance of 210 feet to a stake; thence N 37 degrees 50’ W a distance of 210 feet to a stake on the Southerly R.O.W. line of the Country Club Road; thence Southwesterly along said R.O.W. line a distance of 155 feet to a stake; thence along a R.O.W. flare S 12 degrees E a distance of 121 feet to a stake on the Northeasterly R.O.W. line of the Moose Club Road to Double Head Road; thence S 37 degrees 50’ E a distance of 115 feet to the point of beginning.

Above described land lying in the NE ¼ of the NE ¼, Section 9, T-22-S, R-12-E, in Randolph County, Alabama, and containing 1.0 acre, more or less.

Property will be sold “as is” with any and all liens or encumbrances of record. Said sale is made for the purpose of paying the mortgage debts and cost of foreclosure, and will be conducted by Chad Lee. Payment in full is due at the time of sale.
