Default having been made in the payment of the indebtedness secured by that certain mortgage executed on October 13, 2007 by Carolyn T. Daniel, originally in favor of Wachovia Bank, National Association, and recorded in Mortgage Book 524 at Page 332 on November 14, 2007, and modified in and reformed by Final Order recorded December 9, 2022 in Deed Book 436, Page 719, in the Office of the Judge of Probate of Randolph County, Alabama, and secured indebtedness having been transferred to Wells Fargo Bank, N.A.. LOGS Legal Group LLP, as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on February 24, 2023, sell at public outcry to the highest bidder at the main entrance of the Randolph County, Alabama, Courthouse in the City of Wedowee, during the legal hours of sale, the following real estate situated in Randolph County, Alabama, to wit:

A parcel of land located in the Northwest Quarter of the Northeast Quarter of Section 22, Township 19 South, Range 12 East, Randolph County, Alabama, containing 1.95 acres, more or less, and being more particularly described as follows: Commence at a 1/2″ pipe found, representing the Northeast corner of the Northwest Quarter of the Northeast Quarter of said Section 22; thence run S 01°33’18” W for 330′; thence run N 89°31’38” W for 330′ to a 1/2″ rebar, and the point of beginning of the parcel herein described; thence run N 40°16’53” W for 345.40′ to a 1/2″ rebar on the south right-of-way of County Road 26; thence run S 41°19’30” W along said right-of-way for 60.57′ to a 1/2″ rod set at the point of intersection with the east right-of-way of County Road 27; thence run S 07°30’54” E along said east right-of-way for 435.47′ to a 1/2″ rod set; thence leaving said east right-of-way, run N 87°57’05” E for 140.83′ to a 1/2″ rebar; thence run N 00°21’10” E for 202.36′ to a 1/2″ rebar; thence run N 82°16’34” E for 64.64′ to the point of beginning. Said parcel being subject to any legal easements or rights-of-way over or across said parcel, and being depicted on a survey by C.D. Roberts Associates, Inc. dated March 19, 2020 bearing Job No. 04216 commonly known as: 241 County Rd 27, Woodland, AL 36280.

A parcel of land located in the Northwest Quarter of the Northeast Quarter of Section 22, Township 19 South, Range 12 East, Randolph County, Alabama, containing 0.13 acres, more or less, and being more particularly described as follows: Commence at a 1/2″ pipe found, representing the Northeast corner of the Northwest Quarter of the Northeast Quarter of said Section 22, Township 19 South, Range 12 East, Randolph County, Alabama; thence run S 01°33’18” W for 330′; thence run N 89°31’38” W for 330′; thence run S 82°16’34” W for 64.64′ to a 1/2″ rebar; thence run S 00°21’10” W for 202.36′ to a 1/2″ rebar; thence run S 87°57’05” W for 140.83′ to a 1/2″ rod set at the point of intersection with the east right-of-way of County Road 27; thence continue S 87°57’05” W for 80.33′ to a 1/2″ rod set at the point of intersection with the west right-of-way of County Road 27, and the point of beginning of the parcel herein described; thence leaving said right-of-way, continue S 87°57’05” W for 51.46′ to a 1/2″ rebar; thence run N 01°20’16” E for 121.86′ to a 1/2″ rod set at the point of intersection with the east right-of-way of County Road 474; thence run N 30°09’56” E along said right-of-way for 53.21′ to a 1/2″ rod set at the point of intersection with the west right-of-way of County Road 27; thence run S 07°29’49” E along said west right-of-way for 167.43′ to the point of beginning. Said parcel being subject to any legal easements or rights-of-way over or across said parcel, and being depicted on a survey by C.D. Roberts Associates, Inc. dated March 19, 2020 bearing Job No. 04216.
